Identifying Roof Problems

Most people don't know there is a problem with their roof until they have a major leak. Our expert inspectors are trained to notice problems long before then, so we asked them for advice on how to spot the damage before it turns into a disaster.

Ceiling Spots - either on actual ceiling tiles or in the attic, around chimneys, skylights, in the corners and roof valleys look for areas where water may enter. There may be actual wet areas or dried leaks that have a brownish edge that resembles a coffee stain.

Missing Granules - this initially looks like gravel or dirt in the gutters or along the drop line of your roof.

Algae or Mold Growth - often occurs in shady areas of your roof and looks like dark localized discoloration on the shingles.

Buckling - ridges that appear either vertically or horizontally along the roof.

Damaged Flashing - bent or curled metal around chimneys or skylights.

Missing or torn shingles

Flapping Tabs - when the tabs of the shingles flap in the wind - these need to be glued down or replaced before they become further damaged or lost.

Rotting - The shingle appears to be falling apart or have holes. Check the attic for water damage, proper ventilation and/or rot.

Bubbling - when shingles have bubbled areas or bumps. Be sure to check the attic for proper ventilation.


Termite Damage - Shakes appear like dry skin or appear to be crumbling. Get a pest control expert to check for termite damage throughout the house. Repair the shakes in conjunction with the pest treatment.

Causes of Roof Damage

Damage to your roof can be caused by a number of factors, many of which can be prevented or controlled. Listed are a few of the more common causes of roof damage. Be sure to get a copy of our "Homeowners Guide to Knowing When It's Time For A New Roof" which includes a comprehensive checklist of things to look for and how to spot damaged spots.

 • Ventilation - is important; without it, heat and moisture may build up and cause rot in the sheathing or rafters which then causes shingles to buckle and insulation to become ineffective.

 • Adequate Insulation - will protect the house from heat loss.

 • Sun and Ultraviolet Rays - cause different deterioration rates to different materials.

 • Rain - can seep in and cause structural rot, moisture can cause mildew inside and out.

 • Wind - can lift shingles allowing water to get in.

 • Snow & Ice - can cause backup and seepage into the interior of the roof.

 • Condensation - promotes the decay of wood in attic.

 • Moss & Algae - can lead to rot, creates stains, can be hard to clean, etc.

 • Trees & Debris - can gouge or tear shingles, or can retain moisture which can lead to rot.

 • Missing or Torn Shingles – causes leaks, and weakness can spread to nearby areas and progress quickly.

 • Shingle deterioration - worn, curled or torn shingles lose their waterproofing effectiveness, or can be easily blown off.

 • Flashing Deterioration - water can enter in the seam area of the roof, causing damage and rot.

How To Choose A Roofing System (Shingles)

Sometimes homeowners simply want to update or replace their roof with the same type of roof. But occasionally they are looking for something new -- or perhaps they are building a new house where their choices are limitless. A good contractor will speak to you about your goals for the the longevity of your roof as well as cost and safety concerns in order to better access which roof type is best for your home. Below is a brief description of the types of roofing available and some key points regarding their materials, durability and safety features.


Asphalt Shingles
 These are the most commonly used and are offered in a variety of colors, textures and fire resistance
 (Class A more resistant, Class C less resistant)


Organic Shingles
These are made of a cellulose-fiber base that is saturated with asphalt and coated with granules -
most have a Class C fire resistance rating.


Fiberglass shingles
These are made of fiberglass base with top and bottom layers of asphalt and coated with granules.
They are the most commonly used of the asphalt shingles and most have a Class A fire resistance rating.


Wood Shingles & Shakes
Usually made of cedar, redwood, or southern pine these have a more handmade or rougher look.
Some local building codes limit their use because of fire resistance issues.


Tile
Made of clay or concrete this type of roofing is mostly used for Spanish style homes or to create French and
English looks. However, the tile is heavy so you must be sure the structure can support their weight.


Slate
This type of roofing is generally considered virtually indestructible but is more expensive and requires special
experience in installation. Although extremely durable, slate does require occasional maintenance.


Metal
This is a durable, lightweight solution that has a greater resistance to weather and some offer a
Class A fire resistance rating.
